The second floor of the property features a 2000 square foot open space with hardwood floors, as well as 2 massage rooms, a teachers lounge, two large classrooms, an office, and several vast storage closet/rooms.  Renovations are currently underway to resurface the 1940s-era Maple floors that run throughout the 2nd floor.

The access to the second floor, should you choose to bypass the passenger elevator, is a grand spiral staircase that features a 15 ft by 20 ft curved glass block window.  The staircase is bathed in natural light during the day.

This building would be easy to re-open as a school of cosmetology, but would also be an exceptional restaurant, retail space, or very unique offices space.

WH PROPERTIES has recently removed the 1970s building facade to reveal the building as it was in the 1940s, with white enamel art-deco brick, and a mix of very large clear glass windows as well as period-style glass block windows.  The 2nd floor now explodes with natural light during the daytime.  In the Spring of 2009, the brick facade will undergo further restoration and improvements. 

As of November 2008, this property is the biggest space available in downtown La Crosse, and the only space available on historic Pearl Street.  Triple-net lease is below market value for similar properties, although there is nothing else quite like the Peter Newburg building on Pearl.
